Abstract:
Performance of building projects is generally evaluated on the basis of in time
completion, within allocated cost, and achieving required quality standards. In recent years,
satisfaction has also been established as an important indicator of project performance.
Satisfaction and participant’s feeling of fulfillment from the performance of other project
members. This research is based on the interviews of 9 experienced professionals from the
industry (all of them from consultant firms) and survey of 86 building projects based on
traditional procurement method to acquire the consultant’s feedback regarding performance of
contractors in Pakistan. From past interviews and literature review, the consultant’s
satisfaction factors and their indicators are adopted.
Seven important factors, (a) Adequacy of Site Workforce, (b) Management of Site
Documentation, (c) Communication & Coordination, (d) Quality Control of Site Operations,
(e) Project Cost Management, (f) Project Schedule Management, (g) Health & Safety at Site.
The statistics showed that twenty seven percent (27%) consultant’s are overall dissatisfied
with the performance of contractor’s for building construction projects. Contractor’s Health &
Safety arrangements came out as a critical factor as it received low satisfaction level from the
consultants. The main reason for such a trend in Pakistan is that, top management’s is not
committed towards implementation of health & safety at site, injuries are not reported and
proper first aid arrangements are not done, site is not kept clean, personal protective
equipment is not given to the workers on site, sign boards are not installed and workers are not
given awareness about the site hazards and the protective measures to remain safe from them
at site. Additionally, multiple linear regression was carried out to establish the relationship
between overall contractor satisfaction level (i.e., dependent variable) and satisfaction factors
(i.e., independent variables). The results showed that the contractor’s Adequacy of Site
Workforce, and Communication & Coordination were the significant factors to achieve an
overall contractor high degree of satisfaction. Finally, the approach of this research will be
useful to the contractors for identifying and improving on their weak areas to enhance the
quality of services for their consultants and thus clients.
